What kind of homes does Lakewood have?
Lakewood is a post-World War II planned community. Construction began in late 1949, and about 17,500 houses were built in under three years, with the developers' plan completed in 1953. Sales opened on March 24, 1950.
As of the city's February 2025 figures, Lakewood has 22,708 single-family homes. The city's own ADU page notes that many residential lots are small.

How common are ADUs in Lakewood?
Growing fast. As of February 1, 2025, the city counted 320 ADUs built and 349 in process. Yearly ADU completions rose from 46 in 2022 to 81 in 2023 and 120 in 2024.
What does Lakewood check on an ADU?
Lakewood reviews plans to make sure the ADU is compatible with the main house. As of October 2026, its ADU page says:
- ADU materials must be the same as, or better than, the main home.
- Review covers roofing, paint, windows, doors, landscaping and trash container storage.
- ADUs must include wider doorways and wider shower openings, under the city's mobility standards.
- Detached ADUs can be between 150 and 1,200 sq ft, and garage conversions may be allowed.
Is Lakewood's ADU ordinance current?
Not fully, according to the state. In a May 11, 2026 letter, HCD told Lakewood its 2023 ADU ordinance may be outdated against changes in state law, and asked the city to respond by June 10, 2026. Where a local ordinance conflicts with state law, state law controls. As of October 2026, we design to whichever rule applies and confirm with Lakewood Planning before submitting.
What usually matters on a Lakewood lot?
- Matching the house. Because of the material rule, the ADU's roofing, siding and windows must match the quality of your house or exceed it. We price that in from the start.
- Small yards. On a tight lot, a garage conversion or attached ADU can fit where a new cottage cannot.
- Seventy-plus-year-old systems. For homes built around 1950, we check the electrical service and the sewer line early, since a new unit often needs upgrades to both.
Which ADU type fits a Lakewood lot?
It depends on your yard and garage. If your garage is sound and set back from the house, converting it is often the cheapest legal unit. If the rear yard is open, a small detached cottage under 750 sq ft avoids impact fees under state law, as of October 2026. Send your address and we will tell you what fits.
